Hi guys, Im after a bit of advice on planning permission for conservatories. Im not in a position yet to build one and build it, so i dont want to go paying for someones time unnecessarily etc
But, we currently have a conservatory, old and tatty and took a bit of a beating when a few tonnes of snow fell off the house roof on it!! So have been thinking about a new one, but bigger........whats the limits on size for a semi detatched property?? Plenty of room in garden etc |

It depends on a lot of things, size limit is worked out in proportion to the house, also you have to consider plot position, listed building status or conservation area, but is often ok to build one without planning permission
(we once built an enormous one on a small detached house with no need for permission)

no planning permission needed unless permanant opening from property to conservatory ie if you can shut of from house by french doors etc you will be ok. you will however neeed to talk to building control Re part p electrics and underground drainage that runs along the rear of your house |

also as long as the conservatory does not protrude past the front of the house build line you can fit to both rear and side. |

just to complicate things, not sure if this still applies, but when we built ours, it had to be at least 1 metre away from the neighbours house and at least one metre from the plot boundary if adjoining a road...
